Design Services

Pre-design and programming:

Gaining an understanding of the needs of the project. Space requirements, desired qualitative outcomes, budget, and schedule.

Existing Space Analysis:

Inventory and analysis of current space for application of design goals, use efficiencies, and a search for opportunities for improvement.

Furniture, Fixture and Equipment:

Comprehensive planning and specifications for furniture and fixtures in the designed environment. May include analysis of existing items for reuse or re-purposing, and custom FF&E design.

Furniture, Fixture and Equipment Procurement:

Assistance with the bidding, purchasing and / or installation of project furnishings.

Interior Design:

The development of solutions to the stated space and qualitative needs.

Lighting Strategies:

Creation of functional and architectural lighting systems.

Sustainable Design:

Adaptation of proven and common sense sustainable design methods. LEED certification services available.

Budget Analysis / Development:

Review of Owner's interior space budget for correlation of program requirements. Development of interior design and furnishings budgets.

Construction Documents:

Detailed drawings and specifications for use by the building industry for preparation of bids and construction.

Construction Phase Services:

Observation of construction for compliance with the construction documents, and assistance with FF&E installation.

Regulatory Oversight:

Planning for design compliance with building and social regulations such as the American's with Disabilities Act, local building code(s), and other applicable codes and ordinances.

Post-Occupancy Analysis:

Follow-up review and analysis of completed spaces to measure success of project goals.
